Legal Fees
Purchasers must obtain the services of a registered local lawyer who will have to search the register and ensure adequate title to the property prior to the completion of sale. Property passes by conveyance of title, evidenced by the recording of the deeds and certified survey plans at the registry of title. In some geographical areas the change in ownership must also be registered with the Land Registry.
Deposit
A deposit is not essential. It can be paid when the purchaser wishes to ‘hold’ the property (i.e. to ensure that it is not sold to another interested purchaser) while he/she carries out legal or other checks before purchasing the property.
Property Transfer Tax
Property Transfer Tax varies according to the value of the subject property being purchased. As a rule of thumb, expect to pay 7 – 10%. This is paid by the property buyer.
